We will always do our best to complete your shoot as planned. However, there are certain situations that may lead us to require a reschedule.
Lack of access. We’ll always try to reach you if no one is onsite and we can’t get in. However, please keep in mind that our artists have other appointments and can’t wait an extended amount of time for access.
Property not ready. Please make sure the house is camera-ready before the artist arrives. For liability reasons, our artists don’t stage properties or handle homeowners’ belongings. And because they usually have several appointments per day, they are not able to wait while you prep the house.
Extra people on site, including children. Our artists can’t do their job if people are roaming around the house. Plus, it creates unreasonable safety and liability risks. Please ask homeowners to leave the property during the shoot, and schedule any contractor or vendor appointments to take place at another time. NOTE: for liability reasons, we will not complete a shoot if an unaccompanied minor (person under the age of 18) is present.
Pets not secured. We don’t want to be the folks who accidentally let Fluffy or Fido out of the house. And pets aren’t always happy about strangers coming into their space. For everyone’s safety, please secure all pets before the artist arrives.
Unsafe situations. We’ve seen it all: holes in the roof, naked homeowners, knife-wielding neighbors, Kujo. But we never expect our artists – or you – to stay at a property if anything is unsafe or inappropriate.
What We Capture
Photos and 3D
We photograph or scan all finished rooms that are part of the main residence, in addition to the immediate front and back yard. We do not photograph or scan the following areas unless you request it (keep in mind that an additional fee may be required):
- Closets, storage areas, or garages
- Unfinished living space, basements, or attics
- Secondary buildings, such as barns, poolhouses, or living quarters that are not attached to the main residence
- Outdoor features that are not immediately adjacent to the house
- Neighborhood or building amenities, such as clubhouses, subdivision signs, or neighborhood pools
NOTE: Floor plans are built from the finished 3D model. If you ask us not to scan a particular area of the home, that area will not be included in the floor plan. In addition, buyers will not be able to see or navigate to that part of the home while interacting with the 3D model. They may also have a less-than-ideal experience with the model (e.g., they may encounter doors or hallways that lead nowhere.)
Video
We film all major rooms of the home. Due to agent and home buyer preferences regarding video length, we may not film empty or small secondary rooms unless you request it. This includes rooms such as utility rooms, powder rooms, and unfurnished secondary bedrooms or home offices. We do not film the following areas unless you request it (keep in mind that an additional fee may be required):

General Setup Tips
Feeling ambitious?
Here are our general tips for making sure your listing will look its best, whether you’re doing photos, video, 3D, or all three!
Outside
- Mow the lawn, trim shrubs, and tidy the landscaping.
- Move cars out of sight (e.g., into the garage or in front of a neighbor’s house).
- Place trash cans, bikes, toys, and other clutter out of sight.
Inside
- Hide or remove any furniture or objects that will get in the artist’s way as he or she moves through the home. Make sure that all doors open freely and that each room is camera-ready from all angles.
- Replace any burned-out light bulbs and turn on all lights. Better lighting means better results!
- Less is more. Remove clutter and knicknacks from flat surfaces (tables, shelves, etc.) and store excess furniture. Put away toys, books, and other personal items.
- Clean kitchen counters and hide small appliances such as toasters or coffee makers. Remove magnets from the refrigerator.
- In bathrooms, clean mirrors and counters. Close toilet seats.
- Empty or hide all indoor trash cans.
- Hide pet equipment and paraphernalia such as litter boxes, food bowls, beds, and toys. Some home buyers have pet allergies and will reject a home without visiting it if they see evidence of pets.
- Your artist will shoot photos with an ultra-wide lens. Please plan to be in a different room or on a different floor to avoid being in the shot.
